You will also use it to deduct most of your business expenses.This standard template may be modified to accomodate some specificities, like states where a series LLC may be less expensive than having a different LLC for each.Also you can add a layer of Land Trust for each property for anonymity and to give some due on sale close protection.A lot of people here will tell you that you don't need any LLC or entity structures and that you can do with only a liability insurance.

Understand the owner/occupant landlord's point of view, agree to modify the heavy visitation rotation, and everyone (tenant and landlord and boyfriend and frequently-visiting-family) gets to live out the lease happily ever after.My opinion is both side misunderstood the other side, and communication was not optimal.

If for some reason the Seller gets me to agree to modify it to say “Up until 12:30 AM on XYZ date...” then I better be prepared to lose my EMD at 12:31 AM if I don’t exercise my weasel clause by 12:30 on that day and somethings goes wrong later.
