At a high level, the system ingests raw documents from the recorder's offices, building permits, zoning permits, market data, and other auxiliary datasets.

Most don't have the systems and processes internally that institutions require.  

Scarcity is built into the whole system.

Tahoe isn't ideal right now as the local community is vehemently anti-Airbnb and the permitting system is challenging to navigate.

Then: 1,000 acres at $500.  1 year with an excavator putting in water conservation systems.  

If you are going to pay for mentorship, find an experienced operator in your market or better yet, offer to invest in the experienced operators projects and get an inside look at their process and systems.
