This is a lesson learned for me - I know to look for "missing" rooms for this now but I do feel that there was responsibility on your part as well.

When it comes to how good these tactics are in my area, it's hit or miss.

Saving $10 to miss out on proper data that leads you to a $40k deal is not worth it. 

People feel scammed because they paid $15k and have not gotten any further than the free information that was already out there.I probably missed a step but you get the gist.

When I do it at 20% down, I can only find negative cashflow, so I could be looking in the wrong spot, or I need to put more down, or I am missing something all together.I have read that making a 8% return or higher is what to look for, and I can find break even.

I am managing those and feel like I have been drinking from a fire hose.
