That puts me at 1.9 million for both homes to be completed , off the top of my head ill be all in for 2.5 million ....I am using hard money, dangerous right, BUT if they are lending me 1.9 million and aside from a Great Depression, I could sell these homes for 1.3 million in a heartbeat, so in the worst case I can pay my lenders back easy.

You could also pay down one of the loans and the ask your lender to reamortize the loan I agree with this just there are months where 1-2 can be vacant and that puts me at -1000 for that month.

@Wes Holmes Just to add a bit more meat to the bone of what others have said:It's standard practice for hard money lenders to require a personal guarantee, but once you have significant experience under your belt, lenders are sometimes willing to drop the requirement for a slight decrease in leverage and/or increase in rate.Regarding extra collateral, lenders sometimes ask for this if the deal is too high risk for them as-is, but you have significant equity in other properties that make it wash.
