Once you get a shower tower in a tenant's bathroom with eight massaging jets, temperature display, a raincan and a handshower, all those pretty bells and whistles, you start raising the rent every year.

Like I looked up being a massage therapist and you may not need a license but you do have to go to classes for it maybe 2 months worth and your in!

From a landlord/investor's perspective, non-rent controlled unit can be managed and massaged to fit the business plan strategy for that property.
