The kitchen, living room, and bedroom are one room, the laundry and bathroom are together.

The past tenant was a hoarder and the apartment has not been lived in or touched since 1999 (26 years)! 

We purchased it with the intention of living in the Ground floor + BSMT apartment and renting the 2nd floor apartment.

She moved out exactly a month if stay there and they left the place filthy also her son is not on the contract and I been told that many of them were living there while contract has only two people.

I don't know your living situation but if your paying x,xxx for rent or a mortgage and instead by living in one side and renting out the other you will be paying y,yyy instead and y is less then x that's great, especially if you can rent out your primary residence and make income there too. 

My client's living room is completely unbalanced and odd looking because this wasn't done, which I had to hide with some fancy drapery "magic" that was expensive.

Or if your'e living in it would you feel comfortable in that area.
