Metal roofs are very light compared to shingles so if there's only one layer, weight isn't an issue.

While getting a template (likely from another state) may make you feel good, when the time comes for you to enforce the agreement and it does not hold weight will not be worth the savings. 

Noah -As correctly mentioned, holding a CPA license holds weight. 

No offense, but when there are tenant problems, an excellent PM is worth their weight in gold. 

I wouldn't want someone who only deals in big corporations to help me with a trust return for example.As is commonly said on these forums, pricing lessens if you are willing to work with a remote professional.

These geniuses thought if they simply put it at an angle the wood support it's own weight.

The one thing you don't want to have to do is drag someone around with dead weight and them absolutely hate everything about RE, and it sounds like your spouse is at the beginning stages of RE!
