There are 2 trucks and money in the inheritance but she says she cant sell the trucks or use the money

First, it's your lease, so you likely know it inside and out, giving you a level of comfortability which no inherited lease ever quite has regardless of how well it's written.

I didn't think in that sense of inheritance.

Or rent for less long term.IF I can make this Lake Front property a successful 30 day furnished rental, it will allow help pay for my parents care in assisted living, and reduce the draw down on their savings (and preserve my inheritance).

They would make less under this plan, but the amount of work they have to do should be lessened because they are really looking for the very best, long-term resident they can find. 

I am considering making an offer to inherit an FHA loan, and the seller finance the remainder.
