My piece of advice would be to research emerging neighborhoods and focus on areas with strong job growth and infrastructure development. 

My goal is to buy one rental per year with price between 150k-250k for the next ten years (if i get to keep my job). 

Painting, for instance- an amatuer could take their time and paint a house over the course of a couple weeks and do a great job, but a professional crew could do the entire job in a day. 

If you need a new job once you move, you will need an offer letter prior to closing on your new home (and you will need 6 months reserves in order to be able to use the offer letter as income). 

Yup, I think if hired someone to do a job, that they have an obligation to do that job to fullest.

If you wanted to earn $200k to live on at a W2 job....you'd need to earn significantly more because you'd have to pay income taxes, and payroll taxes on the income; where as taking on debt isn't taxable at all. 

I am at an inflection point where I need to decide if I should try to sell or rent it due to possibly moving for a job change. 

You also need to accommodate tenant schedules for showings.Relisting later might reset your listing's visibility, but delaying could cost you more in lost income.

While fees are pretty similar between custodians, read the fee schedules carefully as there are sometimes others fees charged that aren't readily discernible.Good luck and happy holidays!
