This has been plenty for me.Vrbo has free dynamic pricing which has worked well for me.

There are plenty of people who want their hand held if you want to go this route. 

Raleigh & Nashville have plenty at 65-68% LTV.Only one's on paper that pencil in at 75-80% LTV are gutter one's like in the hood or affordable housing.

If you're starting with lower capital on the front end, Memphis would be worth looking into, as there are plenty of low-entry point opportunities. 

U will never hit the numbers ever in renovations as there is no way to know the unknown.. just make sure there is plenty of margin above you all in price and cost of capital. 

I think there’s plenty of books and plenty of podcasts to get you the information you need for less than $300 and then you’ll have all the remaining cash to do your first STR with.

One is seminars...My first seminar I went was "free"... an hour presentation at a hotel where they 'invite' (or was it lure) you to a 3 day seminar for a couple of hundred bucks.  

There are plenty of free content on youtube already, so start with those free content first.
