Sorry for the long winded back story, but end game is to put a A frame on the existing 20x40' stem wall above near where I"m standing, and put some stairs into a drop down area below for chairs/fire-pit overlooking the river canyon below (but out of view) under where the drone is flying.

As a new investor, your story is a powerful reminder of how important it is for me to be meticulous in protecting my investments.

I've heard bad stories about it, but never had bad experiences myself.

I say a Pm should do the best job they can because it's there dang job, end of story.   

So we had it on our personal return last year and i won’t detail it but it was a bit sketch when we had to provide financials (we can redact mine but not hers long story).

From an investment standpoint this reminds me I believe of a Bill Cosby story line I believe.  

So when I'm reviewing screening reports for my rentals, I like to find out the story behind an eviction - I've had good tenants with evictions on their records who never bothered to expunge their eviction from the record when they had a prior vindictive landlord (yes, such landlords do exist and give the rest of us a bad name).
