I’m testing a lot of different strategies right now, so I’ll see what sticks!

Scott is nowhere close to "bad" in the context of what a lot of newer members post to the community.I can't think of a better use for the forums than in allowing members like Scott to test ideas like that MTR and get feedback from the community.

It's a declining biz model.....the city is trying to crack down on them, and insurance co.s are pushing back on the testing charges (which is where the profit is).

Test and go!

The real test will be when a tenant has an emergency. 

But like I said we want a specific neighborhood so since nothing has been on-market there we decided to try to and test our luck.  

Once you have a shortlist, sign up for an account with each one and test them extensively to see how they function.

I'm trying to stay level-headed and unemotional about it (it's not going to kill my deal regardless), but this doesn't pass the common sense test.  

The second piece is whether or not you pass the Material Participation Tests found in IRC 469 and the third piece is whether your participation rises to the level of Substantial Services (think hotel, B&B).4) My CPA Says I can't deduct a loss that was generated! 

Fix that and re-test with a hose...
