I have no children and no debt except my primary mortgage which is very low.  

The widowed mother of 2 who needed a way out of her condo and into a new construction home for her and her children for a new start.

I am super relaxed with 2 small children.  

Also, listen to podcasts and when a guest mentions a book that inspired them, go buy it (I buy on Audible so I can listen while I walk my dog or drive). 

All of this can be pretty scary for a newbie, so just hearing from people who have been successful is very motivational and inspires me to keep going.Your story sounds very similar to where I'd want to be in the not too distant future.

Get really nice neighborhoods, and rent to family’s and mothers, that would love to get their children out of those types of environments.

Even if you don’t have children and market to those who don’t have children, good schools are a selling point. 

So far they have been incredibly inspiring and informative (if not at times a little depressing, due to the example prices being so ridiculously low compared to the actual prices in my area!

I'm not just talking about them notarized wich we already did 2x but filling out the " Statement of fact" paper wich wants your drivers license your ,sdn all address for last ten years all spouses and children's info your employment history and a narrative about why you don't want the property plus your notary and thumb print.
