In Minneapolis the tenant has to take the initiative to make an eviction disappear, and it's not always easy.  

Initial cash flows were not great but between adding value and appreciation my wife and I have been built a great retirement income and equity.Everything I have heard about Texas over the years, tells me you live in a gold field.Real estate investing though is not right for everyone.  

I started by building a 12-door portfolio using the BRRRR method and self-managing initially.

I was told initially that commercial deals(5 plus units) were based more off income property is producing than personal credit/finances but that's not entirely true.

If there's a family member or friend in a similar situation, and you can both align on the initial plan (location, home type, price, usage/occupancy, etc) you can pretty easily get a co-ownership agreement in place and even a joint mortgage.The benefit here is it might open up your ability to buy a larger place in a nicer area which could lead to a faster rate of appreciation and overall better living environment. 

In short, having all the conversations and commitments in strategy, setting up LLC and all the fun docs of who's doing what, and I'd suggest even getting initial funding into account for at least EM. 

Your argument would suggest that if I bring home $2k/month in cash flow from a rental property in LA (where I live), that's a good deal, even though I probably had to put $2M cash into it initially.
