Unless you feel that you have the cash to cover the offer you will just have a slight edge over regular financing and still inferior to cash cash

I always believed that thinking you are inferior is also a good thing because then you don't think you already know everything and you know you still need to learn.

However, when anyone says 'my way' is the only good way and everything else is vastly inferior -- that's ego, not healthy advice. 

By borrowing at fair or favorable rates on an income producing property, the client can likely reinvest the proceeds into the new asset without the financial and transactional costs of multiple sales or pressure of finding an often inferior 'like' property. 

I wouldn't think renting is something definitely inferior to buying.

I think what you are seeing is asking prices too high coupled with high interest rates. when the media talks about prices crashing they are talking sf homes in inferior areas.
