I change the title company info only on the occasions that the seller has indicated they require a specific title company handle the transaction.For short sale offers, I have just stated that I would open escrow upon acceptance.

Unfortunately, this leads investors to view return of capital as the most critical deal metric and deals that may have better fundamentals which are indicative of long term success are dismissed because 100% return of capital cannot be achieved. 

If a student wants to attend a LEGITIMATE university but their background indicates they won’t be successful an ethical college will reject their application.  

Wondering if they are as effective as the website indicates? 

No showings and no responses is a good indicator of this.

From just surface level, if your equity is high and your cash flow is negative, those are clear indicators that it may be time to sell for a gain while you can.
