All you have to do is hose down the area they're coming in with borax, and they'll get the hint.

@Chris VanAckeren if you are paying $8K in costs to refinance, you are getting hosed.

@Emanuel Vega you probably already feel it, but you are kind of hosed.

Think of it like water thru a hose...you basically have a garden hose (100mbs) feeding into a fire hydrant (Nighthawk Gigabit router) then to your devices...you are still only going to get what the garden hose pushes at best.  

I would personally go the route of get as many properties as possible, but if the numbers don't make sense and you over leverage or can't afford to do your first BRRRR, then you're hosed.  

Sprinkler systems or soaker hoses help - the soil soaking up water, then drying out repeatedly is what causes problems. 

@Paul Hanchard we manage a four story building with two hydraulic elevators that are ten years old.

I had a tenant hook up a hand held shower head with the hose and dropped the shower head and it hit and broke the handle and cartridge.

The NHREIA group is hosing a mid-month meeting tonight at 6:30. 

What I am looking for is a rental/investment, but I am open to hose hacking and doing owner-occupied for a year or more.
