I'm excited for more houses to come on the market this spring because right now the there is not a lot on the market and I do not have my network in place yet to find something by word of mouth that fits my buy box.

Everything done today to manage the business is done  in what appears to be its most rudimentary form - cash collection of rent, pen and paper accounting and rent roll, no background checks, zero invoicing from vendors, locating new tenants through primarily word of mouth, historically not raising rents, etc.

Pizza boxes, newspapers, clothes and toys were piled up everywhere.We tackled the trashout with pitchforks and wide-mouth shovels and filled two 30-yard dumpsters without a single piece of construction debris.

I'm inclined to think you have paid this person for some coaching at some point which also makes me inclined to think if you check the corner of your mouth, you will find the hook, line and sinker.

I also post these up at any diner or hardware store with a community bulletin board.  4, NETWORKING and word of mouth.

Never seen my kids happier when I handed them baseball bats and told them to go to town on the old cabinets!  

Thank you @Jay Bhatt, I was talking with two self employed friends today about the time when we all were corporate and the same words came out of everyone's mouths, "I don't miss those days".

We're using 1 right now, and couldn't be happier.

But to  haul the carpet away I hired a person by word of mouth and this person dumped the carpet in an empty lot.

The last community I bought came from a direct mail piece and I sold it by word of mouth.
