@William Walker The conversation has definitely deterred a bit, but that's okay as I'm learning why people see the value in their PMs so much.Ultimately, I would be much happier to pay a $500 tenant placement fee than I would pay half months rent when the rent is $1000.

My partner (okay, i'm bias b/c he's my husband) knows all the constructions, building, woodworking, the fixing up logistical stuff, and I'm the finance and design.. you will be 100x happier and more successful if you find a partner that's a ying/yang... a partner and a mentor to match your strategy!

My rental was purchased for $306,000 in 2007, then fell to a low 0f $230,000 at the low point of the recession, and is now up to $410,000 today. trust me i had those thoughts too about letting it go, but i held it and couldnt be happier with that decision. keep your credit high, if you use it right it could bring you more money than your time.
