I chose to invest in a strong sub market (College Station) and have been cutting my teeth on a repositioning project the last 7 months...quite the learning experience.

Anyone, and I mean anyone, who looks hard enough long enough will find a good deal on a 2-4 unit in DC, they aren't hen's teeth.

I'm having trouble with that right now, sometimes it's like pulling teeth as I am trying to get them to prove they are legit.   

It does depend on the house, 95% of the time, it's 20% of people, but if it's a gorgeous house, we've had like 75% come that said they would.       

And the third was gorgeously decorated with the shabby chic/industrial style when I purchased it, I haven't done a THING there.  

As easy as this sounds, it's not simple and usually like pulling teeth.

I passed the first time but by the skin of my teeth compared to real estate brokers tests that I can basically finish in 45 minutes .. some of the mods think I gave up.. but nope done .. 

I'm sure it'll be gorgeous!
