Does anyone know of a good resource for this type of rental or a good contract attorney?

All buyers and sellers of rental real estate should require Tenant Estoppel Letters in their contracts.

I have been listening and tuning into real estate rookie for over 2 years now, I have also been on YouTube university and watching and learning a lot about REI for over 2 years now and I am ready to apply what I know and get started my biggest goal is to get another deal under contract I understnad their will be trial an error but I'm excited about this.

But almost all homeowners and most investors do inspections after getting a property under contract. 

Maybe the P trap under the sink is not filling with water correctly and allowing sewer gas to come back in.  

Roads, water, sewer, gas, electric, etc..I'm also here for any discussion on any other items that might be of note, trying to learn as much as possible on this front.

As long as you are getting market rent or better and have great options to terminate contracts as needed in case they fill with bad tenants, poor management of your property, etc. it seems like a viable option for passive investing.

Signage is wonderful, but a sign isn't a legally enforceable contract between parties.

I am under contract for a property out in Columbus and they are one of the few property management companies I am considering going with!
