Without a proper "moat from the competition" you won't see the highest possible occupancy or ADRs regardless of seasonality.Your strategy seems foolproof as long as your choosing competitive properties in those markets.

Section 8 may be "guaranteed" income, but it's not foolproof or safe income. 

So leaning on other investors may not be fool proof but it will limit our exposure to things if he/she has already worked with them before.Now, here's my "guesses" on what you might be looking at:1.

Like @Richard Elvin said, call your mortgage holder and see what they say.I will say that an LLC isn't a foolproof way to protect yourself.

This is not foolproof, as a scammer could pretend to be someone else (but more effective when used with calling the company at a phone number on the website and verified as listed on the BBB or other trusted agency website).Check that the Lender makes loans.

If an investor has worked with them, while not completely foolproof, that usually lends itself to better successes. 

It seems that there is no foolproof way of serving the notice and get the process started..The question can be answered by anyone really.

It's brain dead simple and fool proof) I have a dream to teach and have 1,000,000 people financially independent because of what I tell them on Build a Bigger and Better Life, and I hope they each teach at least 1 person  and ask that person to do the same and ask the same of their students. 

It's not foolproof, but it helps limiting your risk of using someone unknown. 

Lesson learned from that, we HAVE been doing a better job of keeping vendors up to date using Dropbox to give them access to the latest and greatest plans, but even that isn't foolproof as old or outdated plans can still CREEP onto the jobsite!
