And you still have $70,000 to go buy a single-family home or multifamily home, and now that you're on a bunch of wholesale lists where you can source deals well under market value it is easier to find good deals.

On Airbnb, despite earning Guest Favorite status, I am still striving to achieve Superhost status.

Instead of having to source a rehabber house, figure out how to do rehab when they have zero experience at it. and then trying to find a HML to do the loan up front ( if thye dont have the cash) and a take out lender.  

If anyone can update or confirm any particular state in regard to my original post, please respond with the source so we can maintain an updated list.  

But this is a portion of what I would consider as an investor in the fund, in addition to: past performance, ability to source good deals, asset manage well, and successfully exit. 

They know how to underwrite deals, so if the numbers pencil should be a good capital source. 

I understand, to clarify the cash flow is not my only source of funds to purchase future deals as I am able to save a large portion of my W-2 income as well and the cash flow from the property is a very small percentage comparably.
