Not every off-plan project is a surefire win; some are overhyped, and others don’t live up to expectations once completed.

Here's the hard truth: if you can't manage what you've got, you won't manage what you gain.Someone wins the lottery and ends up bankrupt a couple years later.

We did 'win' one at auction that I could not enter without my eyes watering & dry wretching, but the young couple I hired to gut it had no problem.

There are a lot of people out there that their whole purpose of becoming "famous" is to create a sense of infallibility or trust in the person(s) that are going to be buying whatever from them.

The worst thing to do on a first flip, especially out there, is overbid to win and underestimate the things you can't see.

Are you going under contract and then the deal is failing or are you offering and just not winning? 

Looks like a win to me.

He gets his price and you get terms, but less than normal because it's such a win.

(Plausible for a $5k win.

But leveraged  appreciation on better appreciating homes and areas will win out every time.
