Above those two, scheduling and time blocking are usually where people are failing.

If your budget is so tight that you can't handle a small leak, what will happen when a tenant fails to pay the last month of rent and abandons the property with $6,000 in cleaning and repairs?

I have funded well over 2,000 deals in the mid west owned over 500 of these types of homes.. these are simply not appropriate investments for out of state investors. and its not the seller its the TENANTS your dealing with the lowest quality tenant in a given area.. those are simply rough.. and unstable and this leads to failed investments. where do you think all these homes come from.. its form failed landlords of that I can assure you.

Know that if they pull an inspection and it fails, you will not receive any rent until the inspection passes.

There is almost no understanding CPM- several multimillion dollar coliving start-ups have FAILED b/c they saw the demand for coliving w/out seeing the need for a respective form of property management (see HubHaus, Common, Starling, etc). 

Wells Fargo ultimately turned me down because my specialist was completely clueless in general, and because she failed to accurately relay what I was telling her to her "internal contact" on the phone. 

We also learned that the house had failed or not received many of Baltimore city’s permits and inspections.
