Talk to multiple local investors who are unbiased  (someone not trying to sell you something), get multiple agents and contractors  feedback, and property management companies - two knowledgeble  PMs really opened my eyes to my Class C homes.

An agent can really help get more eyes on your property through MLS and their network, plus some agents have investor clients ready to go and can market it off-market directly to them.

They know the market, understand contracts and law, are experts at negotiation, provide a second (objective) set of eyes, and more.

They never even blinked an eye, they only look at the score and care less about anything else.  

Yeah, people can up vote dumb stuff too but it's less likely overall and the cream tends to rise anyway.

My opinion is that if people were making reasonable business calculations, these types of cases wouldn't even get there as the end result would be a judge having his eyes effectively glazed over and losing confidence in the efficacy of the sub metering solution. 

Keep an eye on the goal...
