My active investments (which require work and time), I typically achieve returns in a different stratosphere than 3.5% (most of my RE investments are infinite return as they have had all investment extracted).

.- Bought an investment property for $110k on a second home mortgage 10% down (mortgage and deed still in my personal name) 2.75% interest- Renovated property this Spring (with all expenses run through an LLC with two friends, we each have 33% ownership)- Property is cash flowing nicely on short term rentals (all revenue run through LLC)- Current Zestimate $200kI have not yet deeded the property into the LLC, as I know we want to potentially refinance next year to extract our equity and use it to purchase another one.

And you best believe that there is only 2 ways to deal with non pay.Deal with it yourself.Pay someone else to deal with it for you.Neither of those two ways to deal with it involve someone working for you on the hope that they'll get paid only if and when they can extract money from your tenant lol.

A market and neighborhood that is more established and has higher growth should allow you to exit or refinance faster while extracting a larger percentage of your initial investment.
