In my experience, cost segregation studies are a lot less than $10-15k especially for smaller properties (6 units and below).

if there is someone who can build at a lower price in Columbus Ohio than us (my partner and I with both 10+ years of construction experience and I bid on a national scale) why not reach out and try.

I feel that I don't have enough experience to know if I could do better or worse.

I don't have any current experience flipping house, but do have an excellent contractor in my family that can do the work, and about $500,000 in savings that I can invest in this project. 

I also know in the beginning mistakes will be made but I feel with a mentor through their experiences I can decrease the mistakes being made.

There is a ton of knowledge and experience on the site!
