I have a goal to one day buy an island and develop it with a boutique hotel/vacation property for friends and family to utilize and for a private vacation getaway business.Anyone here invest in exotic land or island purchases?

Unless you have some more "exotic" requirements, you can just find "any" mortgage lender yourself. 

At this stage of my career, I felt it was a better move to hold a real asset and manage it than have some exotic debt reduction tool creating a paper liability. 

I use the points for air travel and hotels to exotic lands .. that's my reward..  

In the future I would love to get into classic exotics as a hobby.

For example if you drive an expensive exotic car, you're a target for someone looking to make an accident claim or liability claim since they see you might have deep pockets.
