This does seem like a lot of communication, but I would have a conversation with the owner about this prior to firing.

Need a binder and a paid receipt or confirmation that it will be escrowed prior to CTC.  800 - 2k depending on property and location.CDA - This is an audit of the appraisal to check to make sure the value is there.

For people that want to close and make it pretty/official/permitted/etc once they are owners, the question is "what is the cheapest way we can get this to pass an appraisal without the appraiser calling for a licensed/bonded/professional/whatever to fix things prior to closing?"

I spend far less time on BP than prior...the value just isn't there for me. 

There are multiple fix &  flips All around both areas from pre-foreclosures to prior swatted homes.  

You can read a book and multiple books, but unless you are out there doing it (I.e. getting bids and getting contractors to truly get you an exact estimate) you will be far off from the numbers you want and may even lose money on the flip/rehab.The best advice I would suggest in my experience is that you should get into the line of work by either partnering with someone or working with someone on some projects prior to going into a flip on your own.

The first thing prior to this would be to verify this is a good tenant, check the lease, and confirm with the owner with a payment ledger that they have been paying on time since they have been there.
