I consumed a lot of Pace's content and eventually saw this video with Kevin Choe and Josh Boenzi. 

The market was very favorable from 2012-2021 for this type of thing, but eventually I would think the house of cards they have built will fall down (probably starting now as I saw they have recently tried to sell some projects off at prices that nobody would ever pay, including one of my buildings they bought for way too much, which is still worth less than than they paid for it but they are asking way, way more). 

I would eventually like to buy and hold properties, but that will be in the future. 

Did they over leverage on purpose, knowing that they would eventually get the assets back at pennies on the dollar?

Even if the units you tour aren't the one you eventually buy, walking around the area and getting a feel for the property types will help you be a much more informed consumer when you are ready to pull the trigger. 

At the same time, I prefer to minimize liability, though I’m not a seasoned investor.Is this one of those calculated risks that investors eventually become comfortable with, or should I prioritize limiting liability from the outset?

Hey BP, Im curious on what some of you would say as the better route to go and why.I'm at a crossroads between:Starting and focusing on New construction for single-family houses to eventually get into being able to build small to medium editions as a long-term goal.

I have yet to attend an event with Bigger Pockets and my local RE Association but will do so eventually.

Another consideration is that if you do a 1031 exchange back out of CA the state is a "claw-back" state so CA will try to get their capital gains eventually.
