If you don't know what it will rent for or how many days per month you expect it to rent, you can't even start to evaluate whether it would work as a short term rental.

If you find this is the case with a property you’re evaluating I would run away not walk as this can be a huge problem for future cash flow.

Also, you can evaluate today's deal whereas you can only speculate what deal may be available in 10 years.

Also hoping it would help me evaluate properties better or gage compentency of construction crews i work with. 

I erroneously thought it was to try and sell me on  a package even though I did not sign up for an evaluation and did not give them all my personal information (Credit score, 401 k, savings etc).

Evaluate and execute flips using software, monitor rehab, and plan exit strategies.

For example at a typical showing, buyers like to have an expert with them who can help really evaluate a property, not just a door-opener as you seem to think will work.
