I think there will be many changes to come on the loan side of the equation for all types of financing.   

So, if it takes me 1 month on average to have a new tenant in place and $700 worth of work then the total is $2400 equates to a $400/month premium for a 6 month lease.

I wouldn't equate the north philadelphia investment as being better...but many on these forums would because they are hyper focused on return of capital which in my oppinion is incredibly flawed.

Low vacancy rates equate to high cash flow and ROI on rental properties.Downtown areas (Clifton/OTR/Pendleton/etc.)     

The number of units also factors into the equation.

This year, the southern portion (nearer the equator so more rain) also has the issue.The city or county turns off the water for everyone.   

Perhaps I’m missing something in the equation, but I was thinking that a mobile home would be easier to flip in a market like Minneapolis where prices are high and where flipping regular homes is very tough.
