Business owners, investors, employers and entrepreneurs are targets now, and if you are unprotected, you can loose everything you built and worked for.

Mail it, informing I'm the new landlord as of some date and including instructions on how to pay the rent and what the status is on any existing deposit. 

I walk into the house with my binder of all my needed contracts and if we come to an agreement I fill out the contract right then and there. your the man  I love it.. when I started I did my deals on the hood of the car and my contracts were on NCR paper so I just ripped them off their copy :)  my contract was also just one page and included escrow instructions..

It should have instructions, but normally a day.

I remember a time back the folks at Bigger Pockets were promoting Josh Cantwell, Appearantly the guy has salesmanship but look up the details of what he offers and you will find he wants the best deals, a sure profit and at minimum 16% on his money, plus he gets you to do all of the leg work and contruction but he gets to select the deals and control all of the money. heheheh When Josh was just a young lad he was told that, "there is a sucker born every minute" then instructed to go out into the world and find them.

Now you complain that your plan to ignore the original lender’s instructions was not successful.How is that not whining?

The designated responsible party must be available on-site to address any issues as soon as one (1) hour following notification from an occupant, a city official, a code compliance officer, or law enforcement officer.Prior to the city issuing a certificate of registration, the vacation rental is subject to inspection to ensure compliance with: (1) minimum safety requirements under section 34.5-12; (2) minimum information requirements under section 34.5-13; and (3) to confirm compliance with Chapter 34.5 generally as well as any other applicable provisions of the Sarasota City Code and Zoning Code.The minimum safety requirements are set forth in section 34.5-12 and include compliance with the Residential Swimming Pool Safety Act, operation of smoke and carbon monoxide detection systems, and installation of fire extinguishers.The minimum informational requirements are set forth in section 34.5-13 and include, among other things, providing: (1) the location of the nearest hospital; (2) the non-emergency police telephone number; (3) the dates and approximate times of trash and recycling pick up; (4) the street address of the vacation rental; (5) the name and phone number of the designated responsible party or parties; and (6) emergency evacuation instructions.

I STRONGLY believe one of those, as John has pointed to, would be as a Sub2 buyer instructing seller to hide things from lender.
