Knows scope of potential economic influences that may be occurring in near future, doesn't mind writing a million offers that will go absolutely nowhere, and (most importantly) isn't embarrassed to lowball on behalf of their client.  

Okay guys, this feels like a super-newbie/bordering on embarrassing question at this point.

I figured she's gone, so even if I flop, she's not around to feel embarrassed or mortified about it.
