For sure PG&E requires this for gas and electric, and I think most jurisdictions require it for water and sewer as well. 

If you can get hold of a reliable and honest builder, you will be fine (that does not mean you will not go over budget).Low CapEx, Little Hassle, Quality Tenant, You can manage new construction out of state for the first 5-years, Tenant May Stay longer (because is a brand new house) are few benefits of new construction.You may not be able to get close to the 1% rule though.Goodluck

Were the tenants brand new during the due diligence period? 

Also, having the ability to write offers, e-sign them and put together offer packages with all the forms you need....isn't that a value?

She is the first tenant in my brand new SFH in Katy Tx that i purchased in Nov 2023.

The only exceptions I can think of are a lack of experience frustrating your financing process or where the GC has such a well established brand that a buyer will pay a premium for a home built or renovated by that particular contractor.

But they even left the brand new most expensive BMW ( was trying to snag that :))  And my wifes client was an heiress with her trust fund and paid cash.

I just don't think the squeeze is worth the juice.

Replaced both toilets with brand new ones, replaced the 2 car- garage door with a brand new one, had all the walls freshly painted, put brand new baseboards in, and had the kitchen cabinets painted as well.

Brand new house.
