If this is your first unit, try to make it as seamlessly as possible for you and for the tenant. 

You should be able to download these things and send to them digitally.  

There are software programs that allow you to download the text messages if needed.

If you are able to go onto the HOAs website and download their CCRs, you should be able to get a clear idea on what their rental policies are. 

I cannot read your budget it's too small and not downloadable and should be three pages with everything costed to as exact and you should know where each item is being purchased from as inflation right now...Anderson bumped prices up for windows, lumber costs are a volatile commodity, and so forth.

All I do though is just find leads through propwire, download them and skip trace them, give em a call and see if they're interested in a cash offer and if they are, just move them down the ladder to the next guy.
