The pitch is always the same: "You need our system or you’ll never make it in this business." 

You also may need to do some work yourself, again depending on your funds.

Do you happen to have an HOA covering the neighborhood?

Do not place yourself into a position of needing to sell in a reduced value environment. 

Ask yourself, why would the federal government pay MORE than market rent and waste our tax dollars?

I think it helps to drive a strategy that if you can invest, build, flip, etc why not do it in zip codes with the greatest price per square foot where you can also find either land or existing inventory that makes sense?

It's probably one of the most underrated ways to learn and eventually become an investor yourself.

If you have the mobility to do so it's a great way to get your feet wet and learn along the way!!!! 

Have yourself own an interest in the LLC, and have another entity you control own an interest and be the manager.  

You would then simply transfer it back to the named borrower.If you wanted to decrease the DOS issue, you can transfer to a revocable trust with the entity as beneficiary.
