They require guidance, support, time, discipline, etc., and sometimes, unfortunately, they have to be shown the door.The house, the tenants and the management company weren’t the issue here.

Remember, as already mentioned, that whatever structure you create, it requires work and discipline in operating it.

The "grind" is the daily discipline of putting your own marketing out there to get your phone to ring from motivated sellers who have a home or rental property they want to sell and have not yet placed it on the open market with a Realtor for one reason or the other. 

Stick to your business plan and be discipline.

In particular, I liked how you managed to stay disciplined by underwriting so many deals.

Realtors agree to be held to a higher standard (and disciplined as such as well).

The 1031 involves timing and discipline. 

I would not recommend it, as most  people aren't disciplined enough.
