Commercial is a different beast and would not go at that out the gate without some experience first. 

build, rent, refinance, repeat. different strategy but more scalable. land is a buyer's market in most cities in america with more than 6 months supply. in our market in columbus it's more than 12 months supply of land. no one is doing this strategy and you can customize your design to anything you want.

Yes, note investing is a completely different animal, apples to oranges.I do know that PPR has gotten a bit into multifamily investing, but I don't think that is their focus.

I'd price out different layouts and find someone like an architect who specializes in this. 

There is also a ton of different financing strategies available other than your conventional mortgages.

Also if you are dealing with lower asset classes it will be different then abhigher asset class you are house hacking.
