We may be able to offset it a little by the devaluation of the dollar if we have enough quality products to offer.

You want this value to come in as low as possible...so meet them at the house and point out everything that could possibly de-value the property.

In fact, it is a loss when you factor in inflation and the devaluation of the dollar.I also don't quite get your time diversification point Vikram.

Exact match domains are still valuable but have been devalued significantly, similarly a websites age has become a much stronger indicator of trustworthiness. 

It diversifies your risk of vacancies, neighborhood devaluation, and other issues that may be beyond your control, and also opens you up to more possible buyers if you ever want to sell.

Meyers I looked at a bank portfolio there in 07 ish the first round of devaluations... houses that were brand new specs  selling in 05 for 225k to 250k we could buy for 110k... great deal right ... well we did not pull the trigger..

I had a 3.00% interest rate but I would not gain the benefit of the continued devaluation of the currency and inflation along with it killing my cash flow but knocking out my principal.Again this was part of the learning process and BP along with other real estate investment books helped me understand this.

Additionally below market rents can devalue the resale price of a rental property depending on the property type.
