You might want to wait and see what happens in court. 

Go to local court website (or in person if necessary) and look up landlord-tenant docket.

She was finally served the court notice after several failed attempts.

Great take it to the courts and let them decide.

Then, two weeks ago, I received another letter regarding the same violations, this time with an official notice and a court hearing date in Lorain.
