Part of it was a learning curve(i.e. check public eviction history prior to meeting applicants there if you don't accept those who've been evicted, or having them call to confirm the day of showing so as to not stand you up) The other part is our strict criteria (current home inspection, employment verification, landlord verification) we invest in a working class neighborhood where people tend to shade the truth more often than not.

In between the two borders where you see the light blue shaded areas are to be river rocks, "flowing" into the "pond" with the two palms.

Some of the darker colors can also help hide it, but for your home, I would be going bright white all the way.I think 14' is too large based on the rendering, but would have to be on site to see it in person to know for sure.I'm going to the FIBI meeting in Manhattan Beach Tuesday, maybe I could stop by before the meeting.Bathrooms, how many do you have other than the master!

I would go a more darker olive/khaki/neutral color for the siding and shutters(kind of what @Andrew Cordle posted) , whatever compliments the red.

If you want, you could add a tree that once grown will provide shade, but that will require raking up the leaves in the fall and depending on the location and wind, cleaning out the gutters more often....and the roots may cause problems later on.
