Looking back over this dark cloud on my REI journey, I realized my mistakes in this process.

All the parks near me are dark at night along with the parkways. 

Before buying anything I'd recommend you make some friends in the space and shadow them and pick their brains.

On the flipping side hopefully they will let you shadow them and see how they run the numbers, where the money comes from, inspecting the property, closing procedures, hiring the contractors or instructing their own on what needs to be done, buying the materials, and getting it done and sold.

Start making connections, ask to shadow investors, run errands for them (add value to their business or take tasks off their plate to free up their time).

I honestly thought it was a shot in the dark but worth a shot to try was just trying to speed things up a bit because truly 1k isn’t a lot to begin with
