Looks like the money goes to the Escrow Company so no loss but the seller has to sign to release it. and if the seller thinks they were lied to by the wholesaler ( very common) they will not sign.. and the money is stuck too small to litigate over and if not resolved the title company will file an interpleader with the court and send the money there.

Most landlords in Lawrence township now take evictions through Superior court, although that has added costs and is a slower process.

Multiple properties listed on the website portfolio appeared to be ones they would possibly not have initiated the LOI/PSA/sale as the properties are known to be bought/run/sold by other entities/syndicators.

As indicated the correlation of LCOL cities having high crime rates and HCOL cities having low crime rates appears to not be strong.Ca large cities have lower violent crime rates than many cities in other states that are a similar size. 

I ask because it appears I can make this work by rotating occupancy throughout the 12m between my old primary (now refi'd to an investment property) and the new primary.
