In 2021 there were two competing ballot measures that the citizens of Denver voted on - one measure from open-space advocates that would continue to prevent WIP from developing this parcel, the second measure sponsored by the WIP themselves that would exempt the property from the current zoning restrictions. 

Florida properties will continue to appreciate in value since it's an amenity-rich state.

Jacksonville and New Port Richey continue to show solid demand for long-term rentals too.

I thought I was buying at top of the market in 2020...and 2022...but prices continue to remain high. 

Job and Talent Loss : The duration of recovery has and will continue to force migration.

If the market continues to appreciate, holding the property could yield more long-term equity gains.

We've been continuously improving it, but it has been working exceptionally well for us since we hired a developer for the complete build-out a year ago.

Overall, I am firmly with @Jay Hinrichs on this debate. 

If I were a decent renter shopping in that neighborhood, I would choose that brick building over yours every time. 

I am all "invested out" I believe, got into many projects over the last couple of months.
