You might also be able to employ a short term rental strategy to increase cashflow-- sporting events, conferences, homecomings, graduation, etc. always attract people to the area.Ask around and try to find people who are investing in Amherst/Northampton and connect with agents in the area to see what's working.

But the risk is that should the deal go south (check out what happened to real estate values in 2008-2012) the investors may sue you for selling an unregistered security without an exemption from registration and since you did not utilize a Reg D offering you would have no statutory defense.

The fact that title insurance includes defense expense is a great lesson in why chosing NOT to purchase owners coverage is stupid.Of course if the court doesn't award the easement, the title insurer would likely pay out on the title claim based upon the lack of access.
