My concern is about the veracity of what the tenant reported.

As the tax code is concerned all of the costs to create your rental property business (buying it and making it usable for it's intended use) and one in the same. 

Private lending, if done effectively could give a beginner the contacts, experience and market insight to be ready for the right value add buy and hold.

Im sorry, while your concerns are generalized,  you are obviously not an Investor with BAM Capital or know their Company culture to post your concerns here regarding BAM Capital.I am in FUND III & FUND IV with well over 1 million invested over both funds.

So far, I've rated Evergreen and FCI lowest based on a number of reviews on different platforms that have consistent negative reviews mentioning certain specific issues that I find concerning (this is after accounting for the inevitable disgruntled customer/borrower who gets unjustifiably upset).Are you able to share any of your information?

I am concerned that it is a ponsi scheme.  

This seems counter-intuitive as I doubt you’ll ever find a really good PM company but the headaches of managing any kind of a problem remotely overshadows the ongoing concern that a PM company is inefficient and expensive (at least it does for us).
