Stalin did in fact know how much of Europe America had conceded to him and was willing to lie low for a while but to say that he was not interested in expanding Communism is absurd.

@Cole Puterbaugh I concede I will be in the minority but I believe you are making a huge mistake to make this investment regardless of loan type. 

In this scenario, the sub contractor eventually finds someone to pay his price and I find someone to initially agree to charge less labor by their own volition, or we don't and have to concede down the road. 

But I concede that cap rate is relevant when planning your exit or refinance.

The problem here is that you started by putting the agent's compensation on the table and may have already sullied the relationship.If you negotiate commissions on the front end and you are really close, there is no skin left on the bone to concede.
