A go to tool for a good land sales guy ( me) was a metal detector to find those rebars that were put in 20 30 40 years ago.we worked subdivisions that were originally surveyed in the 20s and marked with redwood stakes.. and being CA that means they were at some point burnt down.. so you just looked for OLD little pile of ash's  :)  I had the 100 ft roll tape  could work out declination on my compass for true lot line direction then whip out the metal detector and try to find the rebar in 10 foot area.. worked most of the time.my current project Ivyridgeestatescanby  dot  com  our front lot line splits the sideway in half.. so surveyor comes back after we poor sidewalk  ( our responsibility financially) and monuments the front lot lines with brass markers in the concrete. there was a true art to selling rural lands..

I agree that you may have to look at some situations differently with a little compassion for the situation but bottom line is, I'm running a business market rates have increased on average over 8% this year in my market.
